This Week in Commercial Real Estate...

This Week in Commercial Real Estate...
June 27, 2011

The commercial real estate industry recovery continues to be affected by national economic challenges, such as lack of employment growth, companies adjusting to "working leaner and smarter" to better their internal return on investment and inconsistent economic policy.  However, San Diego County has recently experienced stronger than national average activity, both on the sales / investment side and leasing side.  A few recent large commercial real estate sale transactions have surprised the local market, giving a genuine sense that institutional cash is ready to get back into this market on strong, long-term hold assets.  Leasing activity is getting better, but is still hampered by high company occupancy costs and a difficult corporate lending environment.  If you have any questions on recent trends and activity, John Still and David Silverman are happy to answer any of your questions.

Flocke & Avoyer Business Spotlight!

Theresa and I honestly appreciate the time you take to read 92127eweekly. We experience over double the industry average for readership. Your time is valuable. That is why we are pleased to announce we have teamed up with Flocke and Avoyer, the premier Commercial Real Estate Company in San Diego to bring you valuable information about commercial real estate.
Commercial real estate and residential real esate are two different animals. Our company is similar to In and Out Burger. Our menu is simple, yet excellent. We do a few thing like residential real estate extremely well. No chicken sandwiches or tacos while we own the company. Just outstanding service and professional representation that resulted in over 25 million dollars in sales just last year.
We are excited about recommending John Still and David Silverman of Flocke and Avoyer to help you with that leasing opportunity, or triple net commercial property. They represent the leasing company for both 4S Ranch Village and 4S Commons Shopping Centers right here in 92127. They also have a county-wide portfolio that includes a wide variety of properties to fit all levels of investors.

We really can't say enough great things about John and David. They are extremely honest and their professionalism is the top of the charts.

Movies in the Park a Splashing Success!

Over 400 people were enjoying the conclusion of the Free Outdoor Moive, "How to Train Your Dragon" when we all heard several loud pops! Is that a sprinkler?   One sprinkler even started rising up under thier blanket.  Now that is a surprise!   Some resourceful 4S Residents placed trash cans upside down to stem the water flow.  We do apologize for any inconvenience and do appreciate the good nature way all of you responded.  Next movie is "Despicable Me" in July.

Pacific Lacrosse Festival this Saturday, June 25, 2011 at Del Norte High School

Pacific Lacrosse Festival this Saturday, June 25th 2011 at Del Norte High School

As an exciting part of this year's Pacific Lacrosse Festival, the California Men's Open Division Lacrosse Championship game is scheduled to be played at Del Norte High School, 16601 Nighthawk Lane, San Diego, CA 92127 at 7:00 PM on Saturday, June 25. The game has been dubbed "Face-Off for a Cause: The Wounded Warrior Game."

Come watch this action-packed game made up some of the best club players in the nation as Northern California Men's Club Lacrosse Champions will play the winner of the Los Angeles-San Diego division.

The Wounded Warrior Project supports servicemen and women who have been severely wounded from combat action in Iraq and Afghanistan. Admission to the game is free; however, any donation is appreciated.

“Pacific Lacrosse is proud to support the Wounded Warrior Project,” says Dennis Yeatman, the festival’s director. “Over the past two years, we have contributed $24,000 to the WWP.” Yeatman adds, “This game will be the highlight of the weekend's lacrosse festivities that includes 90 youth lacrosse teams from around the west, including teams from Dallas and Denver. We hope for another meaningful donation to this very worthy cause again this year.”

Point Loma Credit Union Robbed - 4S Ranch

Point Loma Credit Union Robbed - 4S Ranch
4S Commons Shoppers and businesses had a scare on Friday at about 5:45 PM when SDSO Deputies were searching for an armed gunman who robbed the Pt. Loma Credit Union next to our RE/MAX Office.

The gunman entered the bank, pulled on a mask and then approached multiple tellers and demanded cash.  No gun was seen but the suspect indicated he was armed. The suspect fled towards Panera Bakery.  Just a reminder that even though we are blessed with one of the lowest crime rates in the County of San Diego we must remain vigilant and report suspicious activity.
